Why not simply try the open market?
A home attracts most attention when it is new to the market. Launch at a hopeful price, sit for a few months, and buyers start to ask what is wrong with it. Test quietly first and, if you do launch later, you launch fresh, at a price you already know buyers will consider.
How it works

We meet, look at the house and note the price, or the circumstances, that would tempt you. Only our team sees it.
2. We look for a match.
We check your home against the buyers registered with us. Nothing is advertised and other agents see nothing.
3. We ring you first.
If a buyer who has shown us they can proceed is looking for a home like yours, we tell you about them before they hear about you. A private viewing happens only if you want one.
What you gain
You find out whether your figure is realistic without a board, an advert or a record on the portals. If the right buyer is there, you may never need the open market at all. If not, nothing has been lost and nobody knows you asked.
